The decision to sell your castle is an important one, especially when it has a family history. When we work with you on the sale of your property, our aim is to ensure that the history of your home is passed on to a buyer with peace of mind. Once the valuation of your home has been carried out, VVGroupe heritage estate agency will take you through the various stages of the process.

The sale

The process of putting your property up for sale involves several stages. In consultation with you, we will define the strategy for putting your property up for sale and the selling price in line with the market in terms of its architecture, rarity, classification, condition and surroundings.

The sale is formalised by a sales mandate and a pre-contractual information notice between the owner and the VVGroupe heritage estate agency.

Once the sale mandate has been signed and registered, and the pre-contractual information notice has been signed between you and our agency, a complete file (interior plans, land register, photos, precise description) will be drawn up.

Communication to enhance the value of your home so that you can sell your property under the best possible conditions.
We target property portals that match the character of your property. This file is communicated to future buyers as well as to our file of clients in active search.

How VVGroupe heritage estate agency sells a heritage property

Each potential client is selected following an interview to find out all their motivations, how far they have progressed in the buying process and their financing, in a word their history so as to know whether a transfer between you and them makes sense.
The visit
For each visit scheduled with our selected clients, we ensure that your property is showcased to its best advantage on the day of the visit.

The sale agreement 
Once the offer to purchase presented by the buyer has been accepted. The preliminary sale agreement can be drawn up by notaries and signed in their offices.
The seller is obliged to complete the sale.

A period of 3 to 4 months is required by notaries between the compromis and the deed of sale.
This time allows them to gather all the necessary documents (civil status, town planning certificate, declaration of alienation from the town hall, contact the bank if the buyer is applying for a loan and the seller's bank for mortgages and the calculation of the capital gain) in order to complete the deed of sale. 
The transfer of your French heritage property can then take place.
