Energy performance diagnostics (DPE)
This document is compulsory. It is valid for 10 years and offers a scale from A to G, giving you an idea of your energy performance. It depends on the type of heating and the bills.
Only homes that are listed or registered as historic monuments are exempt.
If your home's rating is F or G, an energy audit will have to be carried out, in accordance with the decree of 1 April 2023, effective 1 April 2024.
-Homes classified as E from 1 January 2025
-Properties classified as D from 1 January 2034
The energy audit
This audit must include :
A diagram explaining heat loss.
2 proposals for thermal improvements and the associated grants.

CREP (lead exposure risk certificate)
It applies only to properties built before 1 January 1949. If the concentration of lead-containing paint exceeds the threshold, a new inspection is compulsory. Lead paint is the cause of lead poisoning.
Asbestos
This certificate is valid indefinitely, and only for buildings constructed before 1 July 1997.

Termites
This certificate is valid for 3 months. It depends on the departmental prefectoral decree.
Electrical installation.
Valid for 3 years and only applies to installations over 15 years old.
Natural and technological risks.
It must be no more than 6 months old. It includes an inventory of natural hazards (flood zones, base stations) and seismic zones.
Non-collective sanitation system
Valid for 3 years. All systems are covered: septic tanks, micro-stations.
The Carrez law
If the property has been divided up and put into joint ownership, the private areas must be measured.
The noise
From 1 June 2020, if your home is located within the perimeter of an aerodrome, you will have to carry out a noise assessment.
