Description
Carcassonne, famous for its medieval city and its tumultuous history dating back to Gallo-Roman times. The Canal du Midi, built in the 17th century, was not called the Canal du Midi until the French Revolution. Carcassonne's location between Toulouse and Narbonne and between the Montagne Noire and the Corbières makes it a central crossroads. Accessed via a lane with two entrances (one to the estate and the other to the castle), this 18th-century castle in need of renovation, with 600 m2 of living space, is set in 2.7 hectares of parkland in a protected agricultural zone and overlooks the park.
The castle
This ancient quadrilateral castle is arranged around a patio and is flanked on the south facade by 2 square towers (one of which has a terrace offering a panoramic view).
A terrace and garden sheltered by century-old lime trees. Renovation work is required (roofs with damage in the living areas, electricity, septic tank. Quotation available). The reception rooms are on the ground floor with fireplaces surrounding the patio, allowing you to savour the richness of this place.
14 luminous bedrooms on 2 levels offer a privileged view of the park. The 2.7-hectare park, with its meadows and woodland, will give you the opportunity to get away from the hustle and bustle of the city.

The Florentine-influenced patio offers an unspoilt setting. Access from this patio to the utility rooms. Kitchen with large fireplace, utility room and scullery. A large two-quarter turn stone staircase with intermediate landings leading to the upper floors.
First and second floors
The landing on the first floor welcomes you through a gallery leading to the bedrooms. The 14 bedrooms (ranging from 18 m2 to 26 m2, all with en-suite shower rooms) and 3 bathrooms. The two towers have been converted into sleeping quarters.
Access from one bedroom via a spiral staircase leads to one of the 2 towers, which have been converted into a terrace offering panoramic views over the parklands and woods.
Outbuildings
An orangery to renovate in the heart of the parklands. The 5 houses complete this castle. One of 100 m2 to refresh. Another of 150 m2 to renovate adjoins the castle. 3 renovated houses of 120 m2 each are currently rented. A 240 m2 double garage on 2 levels with access to the castle.
